Building Failures Caused by a Lack of Maintenance

The owner’s duty for building maintenance is critical since it has a direct impact on the quality and life of the structure. Building maintenance, repair, and renovation on a regular basis significantly extends the life of the structure.

Maintenance is described as work performed on a regular basis to ensure the health of your building. Cleaning, servicing, correction, and repair of building components are all part of maintenance work. If non-structural or structural maintenance, such as patching plaster patches, cracks, and leakages, is not performed on a regular basis, the buildings will age prematurely, and the structure will deteriorate, potentially leading to entire or partial building failures.

Maintenance: A Cause of Building Failures:

Building maintenance that is effective enhances or maintains the quality of the load bearing elements as well as the qualities that are responsible for the building’s strength. In general, effective maintenance can be described as servicing, repairing, remodelling, and upgrading the building or structure or its many elements, primarily to protect them from environmental influences such as heat or rain. It also handles minor material malfunctions and fixes caused by physical or man-made damage.

Remember that the building’s components do not have a lifespan of 60 or 100 years. An electric switch, for example, may last 15 to 20 years, whereas water proofing may last 10 to 15 years. As a result, you’ll need to replace them as needed. Painting has a life span of 1 to 5 years, depending on the kind, so you should paint your walls and mild steel features like grills on a regular basis.

Building maintenance should be performed as soon as possible if you notice any of the following issues in your building:

  • Water leaks that have been present for a long time in any area of the structure or fixture.
  • Cracks that either structural or non-structural.
  • Concrete shatters.
  • Paint flaws and loose plaster
  • Water storage for the long term, either inside or outside the structure.
  • Fungi or plant growth

After assessing the foregoing defects, perform the necessary maintenance or repair work on a regular basis. If building maintenance is not performed, it leads to a loss of strength or premature ageing, and the building may eventually crumble. Regular maintenance is required for the structure’s appropriate care. Water stagnation, paint peeling, plaster break off, fungus or plant growth, cracking, and so on do not influence the building’s life if we keep it in good shape. In most cases, regular maintenance is critical to the longevity of a building.
